If you set your expectations based on a 3-star hotel as advertised, you’ll be happy. The good: * Location is excellent. The Hyannis Harbor Hotel is an excellent choice for anyone visiting Cape Cod. It’s very well located, right across from the harbor, making it easy to access the ferries, restaurants, shops, and all the main attractions in Hyannis. I stayed here for a short business trip and couldn't be more pleased with the facility. The room was clean, inviting and recently updated. Very comfortable bed and quality linens. The staff was amazing and extremely helpful. There are several excellent restaurants within walking distance. I will definitely stay here again.

Room was very dirty, hotel staff were nice. Location of hotel is really close to beaches, Main Street was so neat, probably the only good thing this hotel has. Pool and hot tub close early. Definitely wouldn’t stay again rather stay at comfort inn or holiday in. Hopefully the hotel company addresses the dirty room and fixes the bathroom. Would have told hotel staff but they would have just offered another room when in hindsight I would have rather got a full refund and went to a different hotel. Not worth the $256 + fee.

Do NOT stay here. Absolutely horrific experience. We flew in for a wedding and were met with some of the rudest, most unprofessional front desk staff I have ever encountered. Check-in is at 4:00 PM, yet none of the rooms were ready. Their excuse? “Still being cleaned.” At 4:15, past check-in time, the lobby was full of 10 to 15 other angry guests asking the same questions, with staff becoming snappy and rude instead of apologetic.
